There is a process:

  1. We'll sit down together and discuss your alternatives. We'll set an appointment to have an informal, relaxed, person-to-person discussion about the price and time frame you wish to meet.

  2. We'll evaluate the right marketing plan for reaching your goal: SOLD. In today's Real Estate Market, statistics show it is tremendously important to identify your market, create an individually tailored and comprehensive marketing game plan for your home. There is a lot more than just putting it in MLS and a sign in the front yard.

  3. We'll actually review the most recent property sales for homes in your neighborhood, with features like yours. It's what we call a Market Analysis. The SOLD properties are the ones that really matter. Once we establish the price, we will prepare an estimate with the details of your net proceeds from the sale. The more information you have, there will be less stress.

  4. We'll go over all paperwork and disclosures required along with any special terms or conditions needed.

  5. We will answer all of your questions and concerns. From there we'll get started with the marketing, sale and closing.

Title Company

Title insurance protects you and is required by most lenders. Owners should always get title insurance, although it is very rear that title issues materializes from a ex-spouse, unpaid contractor or a family member staking a claim on your home. Mortgage lenders ( Banks, Credit Unions etc) know that title issues can come up in the future  so they make sure that the buyer purchases a lender’s policy covering the full amount of the loan.


Owners should get one of two tile insurances policies Standard and Enhanced.  Standard policies cover just your purchase price, while an enhanced policy covers the amount as it appreciates.

We work with several highly professional settlement companies.  They review court records and make sure there are no unresolved claims or liens on your new home title. They will resolve any issues or inconsistencies that may be found on the title search.

 After all your questions are answered and paperwork ready, they will schedule an appropriate date and time for the Buyer and Seller to meet for a final signing of the home to documents transferring the new buyers from the sellers. 

At the completion of your final signing the title company files the documents along with the deed at the local courts.
